So on that amount of land, how are they expecting to build enough homes to make that £1.8m back? Is anyone going to buy say a £400k house beside a football pitch that will be floodlit and used every night (if thats the end game of the all weather?), or is it going to be flats? I struggle to see how that little amount of land is going to be profitable?

Combination of houses and flats.

Here's a wild take.  Hosie's long ban from being a company director came from the collapse of a betting service and about £7 million quid disappeared as part of that.  What if there is no Pendragon 'loan' and they are being used to bring in offshore money ?

I'd be surprised if that  wasn't a serious and realistic consideration

As BSF has already said, that has crossed a few minds, especially as Pendragon appears to have links to companies in the Isle of Man and the Far East.  It would be incredible stuff for a third tier Scottish club, but proving it might be difficult.

Cognitive Capital bought the majority shareholding from Brabco and there was also a residual amount owing to a third party.  I think it's fair to assume that if Cognitive weren't able or willing to fund these transactions then Pendragon were engaged for that purpose.

Good to see the SFA’s fit and proper person for club ownership is working fine 🤦‍♂️

Indeed.  That question was raised way back in 2021 but it seems the SFA is relaxed about clubs marking their own homework.  Perhaps they are still traumatised over what happened at Ibrox all those years ago....
