Indeed, that's something scary when you understand that your house falling down. My parents are in the same situation now. Did the Citizen's Advice help you? They turned to them now and my parents really hope that CA will help them. To tell the truth, this is enormous funds to make such kind of reparation, 91000 is a good part of the new one house. I have read a lot of articles about reparation of the roof and how to reconstruct it here houseseek.com.au but the level of complexity of the work is large enough and I understand that we can’t do it on our own.

I’d be gobsmacked if he hasn’t used it as a glory hole by now.

There's no opening and it's on the roof.

I'd like to hear the proposed mechanics behind this.

Is the roof and/or wall due to cave in any day now?

Is your flat a modern-ish one or an old tenement-style thing?

Have the people upstairs been doing DIY or over-eating recently?

Are there any issues on the outside of the building?

Have you measured the distance from your flat to the Tay? If not, you should monitor this to check if the distance is decreasing.

Quite an old one (so old that there's no heating!).

I'm on the top floor (can't stand to live under folk!). Outside of the building looks to be fine.

Tay still seems to be in the correct place in relation to the flat.

Yes, fair point. It is indeed the ceiling (and wall).

...and cornice if we're going to be correct about things, which we should be.

Where is the Tay in relation to your flat?

I'd say to photograph it again in a few days and just monitor it. It could be totally fine but if it's an old place then that plaster could be very thick and the reason it is cracking is that there is a roof leak. The plaster may be soaking up the water and at some point, many large chunks of hefty plaster could land on you. If you rent the place, tell your agent or landlord that they should maybe get a roofer in to check it.

Down the hill

I thought as much - I had a flat in Dundee and the Tay was also down the hill from it.  It can't be the same one though as my ceiling  didn't have a crack as big as The Grand Canyon unlike yours.

Polyfilla then forget about it until there is a waterfall coming from the ceiling.
