Murray Park has a covenant that prevents a change of use. So it is only of interest to a limited amount of buyers. 2. Ibrox has a listed facade which would require to be retained, and 3. Ibrox is in the midst of a post industrial wasteland, with plenty of space to build "houses" without incurring the demolition costs. East Dunbartonshire council is skint and with a decent offer, Xamount of houses with Xamount of social housing flung in they would accept they have been building on various parks etc classed as sports or green belt for last few years whenever this option is waived at them with a cash sweetener. As for Ibrox with BBC etc now across that side of the river property and land prices are up considerably as is demand. HibeeJibee Posted May 9, 2012 Share Posted May 9, 2012 Certainly the Main Stand at Ibrox is listed, including some of the interior IIRC... but I'm not sure what possible protections etc. may be included in any changes of ownership over the years which may or may not restrict someone's ability to turn it into houses (although there's hardly a shortage of land, nor a huge demand, in deepest Govan). It's also a 2014 Commonwealth Games venue, which might mean it couldn't be developed for 3 years anyway. That's my point. Duff and Phelps can argue that Rangers is worth potentially much more as a going concern than by selling it's assets bit by bit. For football and financial reasons it needs to be able to show it can function as such before June 1st, if not by the weekend. The only way it can do that is to set up a (possibly temporary) Newco, or subsiduary to carry on the football business while the Oldco sorts out a CVA. I've no idea whether this would work, but I don't see any court preventing the attempt. it's running at a £12m deficit at this point so it's insolvent. the only way it can become solvent is if it cuts costs by £12m or increases turnover by same. when all the players go and are replaced with guys on £3-£4k per week the orcs will be in uproar and will "walk away", that in turn decreases turnover and so it goes on.
